Strata Plan is registered


Some good progress.

I spoke to the Land & Property Information (LPI) office and they showed me how to navigate their site. They also confirmed the strata plan was registered yesterday.

This is how anyone can check the progress:

1. Go to LPI website: http://www.lpi.nsw.gov.au/#a

2. Click the Online Shop box in the middle of the home page.

3. From the list on the left select 'Document and Plan Status' (tenth item down).

4. Insert the document number, in our case SP92496.

5. And there is our document which currently says:


You can see the Document Status is 'Undergoing Folio Creation'. This means they are currently creating the Certificates of Title, which they started yesterday and it normally takes three days.

They will update the status on this page so anyone can check it, but the LPI person said it should be ready by Monday (yes, we've heard that before!). She said everyone she speaks to wants to be in by Christmas.

So it seems all official sign offs are in place and it's now the procedures of certificates and banks we need to wait for. Without 'counting our chickens', should be on for next week!

  1. Thanks again for the update Elana - without you and Graham would we still be in the dark. I hope Ceerose appreciate all you have done - you've certainly saved them a lot of time and effort.
    Unfortunately my days of getting excited about the impending move are well and truly over. I wont believe it until I am sitting in my living room with a lovely glass of "bubbles" in my hand!! My concern now is focused around the actual move in procedure. When my husband spoke to Robert from Ceerose just this week about how the actual logistics of moving so many people in would occur, Roberts response was that he had personally not been involved in a process like this and he was meeting that day with the building manager and another colleague. When my husband called again the next day to find out how the meeting went, Robert asked if a 2-3 hour period of time would be enough to move in. Given that access to HM is 1 road in and 1 road out and there are only 4 small lifts, the move in could take many days. We are moving into a 3 bedroom apartment, we currently have 2 storage units full of furniture and boxes ready to move - I know given the size of the lifts this will definitely take longer than 2-3 hours. I am wondering how many removalist trucks will be allowed access to HM at anyone time. This all needs to be managed appropriately or it will be chaos. I am afraid I do not feel confident at this point to believe Ceerose has a plan to execute the move in, in an effective and timely manner. Has anyone heard anything to alleviate my concerns - I would love to hear it.

  2. Hi 'Anonymous', thanks for the encouraging feedback. The points you make are valid, especially with the access issues, but a couple of points.

    1. There are a lot of 'studios' and one-bedders in HM. I think these residents will turn up with a car or ute and be in and out reasonably promptly. I can't recall the exact numbers but there are not many three-bedders. On our floor there is only one.

    2. While Robert may not have done such a move before, Ceerose has. If you take a look at their website, for example, the DNA development in Pyrmont, had 133 apartments, same as HM. Most of their developments are less but they should have some experience.

    Not saying there will not be queues and moving may be a problem. I'd be happy to move items late at night if it did not wake anyone up.

  3. Thank you Elana and Graham for this important news. Our solicitor has left a message with Jason to call back to discuss when all registration papers will be provided. As soon as the solicitor speaks with Jason, I will post here. 3 days to produce title certificates seems excessive, as this should be an automatic process which LPI does all the time, but there is nothing we can do. Regarding the move, we will need the lift for 1 hour max, as I am throwing out and selling a lot of things before the move and will buy what we need later. I hope Rob can organise everything and temporarily lower the ballustrades (or whatever those poles are called) so everyone can move in efficiently.

  5. True :-) If anyone's solicitor has heard anything from Ceerose/Jason, could you please post here. Our solicitor's call of yesterday has been yet unanswered, but as soon as we hear something I will post here.

  8. An excerpt from the email sent by Jason, Ceerose at 5.45pm to my Solicitor:

    "We are in a position to accommodate settlements prior to the due date for settlement under the contract. The earliest date for settlements in this regard is Friday 18th December 2015. We are available to attend settlements on any day other than public holidays. If the due date for settlement falls on a public holiday, settlement is to occur on the next available business day.

    Please submit your draft settlement sheet for our review. Cheque directions will be forwarded following receipt and approval of the same. Please contact this office to book in settlement at your earliest convenience. Settlement location will be advised at that time."

  9. Thank you, Jono - this is GREAT news! However, has Jason confirmed when he will send out the document pack? I understand before we can settle, every Purchaser needs (a few days in advance, but I may be wrong as I am not a property lawyer): final occupancy certificate, final SP, calculatuon of interest on the deposit, insurance certificate? If he sends this out on Monday or Tuesday the latest, then settlement may be possible on Friday.

  10. This is great news! Btw, does anyone know the measurements for the fridge space? I'm in a 1 bed + study.

    1. Hi James, I measured ours and I'm a 1 bed + study. But you may want to hold off on buying and check again once you get back in. Because there may be variations between layouts. Some owners got the door over the fridge space and some others didn't. We didn't want an integrated fridge, so no door for us. Hope this helps anyhow :)

  11. Hi James,
    The fridge space is not too big, but I didn't get the exact measurements as we have a fridge already installed (this was negotiated specifically at the time of purchase). When I opened the fridge it was fitting the whole space exactly but looked a bit smaller than I thought - tall but narrower than the usual big fridges.

  15. Thank you Graham and Elena. Has anyone settled? We are still struggling to get financial institution and lawyers to get a date for settlement. They are going off for their holidays and will shut from 23 Dec until 15 Jan.

    Has anyone got a copy of the registered strata plan from the land office? My bank is refusing to set a settlement date until they have this. My solicitor has contacted the land office and they have a backlog still from the 8th dec. If I dont settle by next week, they will charge me penalty rates per day. Can anyone help please? Enver

    We settled yesterday. Our bank cba did not ask for the copy of the SP. The timing had been really pushed by us through the whole process with a lot of stress... I kept telling the lawyers and the bank (through our mortgage broker) that we had to settle asap. Somehow this happened! Not sure why your lender is asking for something which others aren't? Maybe tell them cba already settled our apartment without the SP copy. Also not sure why the lender and lawyers can't book a date - aren't they financially incentivised to settle soon to get paid?     1. Its not the lender or our solicitors. It is getting Jason to response and make available a date to settle. It seems he is the only person doing everything from answering emails, phone calls and attending to settlement. Its crazy they have not organised all info and packs for settlement.

    I agree everything is centrered on Jason and he is a "bottleneck". What I discovered is that my solicitors kept leaving him voicemails / emails and just waited for reaponses. When I saw delays like this, I texted and called Jason myself and each time was lucky to get hold of him and ask him to respond to my solicitor. But you have probably already tried all this. Hope you will have the settlement date booked in soon.

    I'm glad everyone is finally getting their apartments!

    We have not settled yet, as no occupancy certificate has been issued, and apparently won't be issued until mid January. We're hoping to settle soon after our solicitor sees the certificate.
