The storage room and storage boxes

Too much excitement at the likelihood of settling this week to worry about trivial matters such as the storage boxes, but we will need to make a decision soon.

What am I talking about? Underneath HM is a large storage room, where people can put their bikes and maybe other stuff, as shown below. So what? (besides the fact it may quickly become untidy).

Well, there are only 66 storage boxes and 136 apartments, and Ceerose has not attached them to any apartments. Who should have them? It's not fair if people just start grabbing them. The body corporate will need to decide an allocation technique, but we could start the conversation.

Most people will want extra storage space. I think the fairest system is for people to bid for them, with all the proceeds going to a sinking fund or a credit to our strata fees. If they are worth say $200 each a year, that would be $13,200 towards the cost of running the building. Any other suggestions?

Or fair enough if the only thing we all care about is actually settling, moving in and Christmas.

  2. Before determining the allocation of storage facilities I would like to reference the below link. Page 27.

Developers are required to meet certain planning designs. Potentially the original intention for these storage facilities are for bicycles.

The original plan for HM was for just over 150 bicycle spots.

Additional side note - it's referred to now as owner's corporation not body corporate (old term)

  3. Thanks, Mario. And the original landscape plan on the eastern side shows about 40 trees and shrubs, and we only have a few plus mainly ground cover. When I asked Ceerose what happened to the dense planting which would have disguised the wall, they said the plans were changed. Maybe that happened here.

  4. Hi Graham,

Fully agree there needs to be a fair allocation. Have you by any chance spoken with our proposed building manager about this? Perhaps, he can suggestbhow thisbis sorted out. We would like a storage box and happy to bid for it. Kind regards, Elena

  5. QUESTION ABOUT MOVING: Hi All, we are moving in on Saturday morning at around 9-9:30 and I have been trying to reach Robert Crestani via calls, sms and email but no response as yet. Does anyone know anything about the logistics? When are you planning to move? We have only a few big items (buying everything new later) and will need an elevator for 30-60min max. Removalists have been booked and I am changing my parents flights for a later date so they can help us move (difficult to do with a baby, so we need extra help). Can anyone share your thoughts / comments? Thank you all. Cheers, Elena

    1. hi Elena, just wondering in your case , does it mean you booked to settle on friday and collect the key on the same day so you could move on Saturday?

  6. My Opinion Elena is, that we just need to be patient and expect some delays on the day and take turns of the lifts if more than 2 units are there at the same time.I also think a lot of people will be settling and moving on different days and times. Some during the night time too, so hopfully everyone will understand there might be some noise and interuptions with the lifts during this next week or so. The weekend might be busier but we'll all just have to cope (no lift rage). I've taken note of your times and hopefully you'll have no hassles moving.

  7. It's my understanding that the coordination of moving times is being managed by Amy at CBRE (she sent the earlier email) not Ceerose.

  8. We are quite limited in the times / dates of the move, as have to coordinate this with baby naps and while my parents are in the country to help. Of course we are happy to take turns on the day and be patient, I have already budgeted for the delays. Our removalist truck should be arriving at around 9-9:30. My question is - does anyone know there the trucks can park? I think loading dock clearance is probably quite low (to go into the car park). So, not sure where the trucks can park - there does not seem to be enough space for multiple trucks in front of the building... I have received confirmation today from rob Crestani that we should be ok to move on Saturday morning around this time, but no further instructions...

  9. Such exciting times!

In case for those who want to bring in big pieces of furniture through the elevator the official dimensions from the foreman (via our strata) are:

"The lift dimensions for Harbour Mill are as follows 1950 deep by 2190 high by 1400 wide"

I assume he's talking in mm. Also I remember the entrance being narrower. I measured the width to be around 900mm.

PS. We would love one of those storage boxes. Need the room!

  10. I've decided to move in the following week on the 29th to help ease the potential congestion this weekend and next week :)

All the best with your moves and look forward to meeting some of you in the new year.

  11. Hi All,
CBRE responded as follows: "With regards to the moving in process we are not coordinating this so you may need to chat with Robert again from Ceerose for further instructions."
