Switching to Harbour Mill Facebook Group from this blog

Hi All,

This blog has been going since the beginning of the construction of Harbour Mill - well, a bit before that actually, and in that time, the topics that have been covered have been interesting and extremely varied.

The building is now complete and many of us have already moved in.

This will be the final entry on the blog and to start a new chapter in a new year, we'll switch our conversation to a private Facebook page.

It's been a long ride but lots of fun. See you around Harbour Mill.

  1. Hi Elana, we have really enjoyed your blog. And what a great idea to set up a facebook page, so it is closed to the public and we can all access it easier through our phones.

    I have not been able to find "Harbour Mill Community" via facebook search for some reason... Does it mean it is private and people can't see it? How do we join the group? thanks again :-)

    Yes we received all AGM/XGM materials in the mailbox from Netstrata. I am still resding everything before I can comment and call Netstrata with questions. In my opinion, if there one thing we can do befkre the AGM is to ensure that, no matter what, the Netsrtata contract is such that we can terminate it at any time without any financial loss to the Owners (wih some notice period), so we can get quotes from oher companies and replace Netstrata. And pruotity #2 is to look into the Pacific Building Management group arrangements and relationship with Netstrata. To me, a fee of $55,000 p.a. For a hardly part-time buiding manager with very linkted duties is excessive, same as Netstrata fees.

  6. Hi I have trouble getting to the harbourmill freeforum for discussions on Strata Manager and appointment of building manager.

    I think we need to get at least 3 quotes before any contract can be signed.

    Also the contract for the Foxtel PayTV, is this required. Satellite dish on the roof top is going to be obsolete in the next few years. I heard from reliable sources that Foxtel is slowly phasing this out with the availability of fast broadband where these services can be delivered.

    Part of the scope was to remove the FTA cables. Does this mean that for those that do not subscribe to PayTV will have difficulty to get FTA.

    Fully agree with you re: Foxtel. Some more info copy+pasted from the harbour mill online forum:

    "While our apartment is not interested in connecting Foxtel TV as this technology is outdated, on behalf of all owners I called Foxtel and Downer:

    1) Foxtel only works with downer as its licensed contractor, so they can't give us another company for a competitive quote. However, we could get a third party electrician to do the work but Foxtel would need to check it complies with Foxtel specs.

    2) Foxtel confirmed that a few units in HM have connected to Foxtel Play already, which allows most Foxtel content watching through the internet. If someone is interested in foxtel, I would recommend checking out Foxtel Play as it may be a good option given we have NBN in the building with good internet speeds.

    3) Downer confirmed that they already surveyed our building as to whct equipment we already have. apparently, we only have foxtel cables running into each apartment, but no other infrastructure. He said this is typical for every new development, so there is nothing else the developer was supposed to do. Downer work will last about 3 weeks and will include setting up all infrastcture we need and connecting 137 units (no access to the units is required - this is done externally on each floor). This is why this work costs $41k to complete.

    4) Foxtel confirmed that once Downer does its work, each individual unit will have the physical connection and will need to pay $100 for the actual foxtel TV box in order to subscribe to Foxtel TV.

  8. I also asked Foxtel if they can help fund some of the $41K cost, because in return they are getting over 100 new subscribers - Foxtel said definitely NO.

  9. Hi All, I agree we definitely need to discuss the excessive building management fees. We don't have a gym or swimming pool so I don't see why we need one part time. Happy to hear others thoughts on this? I also agree with the foxtel fees. Everyone has Netflixs, Stan or Presto these days but I respect if anyone wishes to comment that they want foxtel instead.

    I would suggest those interested meet up on a week night next week to make some preparation for the strata meeting, it seems like majority are on the same view. what do you all think?

      Agree with you on Netflix etc. and I also respect that some people want foxtel tv instead or on top of this. Just in case the owners vote against downer installing the equipment, foxtel told me that it is possible for just individual apartments to connect to foxtel tv with their own satellite dish and this will cost anywhere between $500 and $1500 (I would hope it should cost less for harbour mill because we already have foxtel cables in each apartment).

  12. Many people will not want Foxtel, especially with so many good streaming service available on broadband. It is not fair to them to pay for Foxtel installation through body corporate fees. Anyone who wants Foxtel should make their own arrangements, but let's hope that does not mean lots of satellite dishes.

  16. Same here - support the view on foxtel - and provide below a pre-agm meeting notice from Netstrata in case someone has not received this email from Netstrata today:
    Dear Owners

    Trust that you have all settled well into your new home.

    We are organizing a meet and greet session with the owners of the Harbour Mill on Thursday, 03rd March 2016 at 5:30pm, onsite to introduce myself and the Netstrata Team and address owner's concerns and issues prior to the First Annual General Meeting.
