Timing update for Wednesday 11 November


I asked Ceerose for an update on settlement timing and received this reply:

"It's hard to estimate. Council has inspected the public domain works and asked for a few extra things. We need their sign off to remove a planning agreement that is currently on title. This is holding up the finalisation of the registration. Some minor redrafting by the surveyor required also. I went to the land titles office today and seemed to be positive. The case officer processing the file said as soon as we get the sign off by council, we can hand it to her and she will process it just before the strata plan is registered. There are one of two other things they are working through as well. As I understand, Heritage signoff and artwork sign off is also with Council.

We are hoping for 1 week, but it depends on how fast council and the land titles office can work. Most of the items are now in their hands. The project team is pushing them daily."

Here's a great angle of HM taken from below, near the train line, showing the path to the lift and the lights down the steps. There is also a lot of lighting on the building itself so it should look good at night.

  1. Thank you Elana and Graham. Great picture! Re:settlement update - do you know if Jason (Ceerose Solicitor) meant 1 week for occupancy certificate or strata plan registration? Or both? According to our contracts, settlement is 21 days post occupancy certificate or 14 days post strata plan registration.

  3. Thanks Graham. Yes, it's hard to tell what all the above means... :) our mortgage broker said usually occupancy certificate comes first and then strata plan takes a further 1 or 2 weeks.

  4. has anyone receive the actual floor plan with measurement?

    2. Hi Viliala and All,
      Just reporting that Rob Crestani, construction manager, responded that Ceerose does not provide unit measurements - purchasers will need to do their own measurments on settlement.

    3. I did a pre-inspection and measured the unit. I found that it is smaller when compared to the plan provided during sales and contract. Mine is a one bedroom unit. The living room measured 4.0 meters when the plan with scale measured 4.5m. It is 0.5 m shorter. The kitchen bench was shorter and has a single bowl when the plan showed 2 bowls.

      Did anyone find that their unit is much smaller when compared to the plan at sale?

  5. I am not sure if we are meant to get one... I asked for it a few months ago, but Ceerose said they can't provide exact measurements. This was pre-inspection though, maybe now they can? I will ask and report back.

  6. Just reporting that I have asked the construction manager Rob Crestani about the unit measurements, but he has not yet replied. I gues this most likely means they do not have these ready to hand out.

  7. Has anyone received any further formal updates? It's been almost a month since the initial advice from Ceerose. Hope I'm not missing anything formal apart from the inspections.

    1. I rang LPI earlier this week and the strata plan (SP) is still under requisition - ie still needs further work before registration. I'll check again tomorrow. But I don't expect anything formal from Ceerose until the SP is done.
